Nakheel, a member of Dubai Holding Real Estate, unveiled a limited release of 44 beachfront villas from its Beach & Coral Collections. These villas are spread across 10 distinct architectural designs and are located on Frond F at Palm Jebel Ali. This release presents a unique opportunity for potential buyers to own a new beachfront villa on the destination’s fronds.
The villas are 5,6 and 7-bedroom residences that are positioned directly along the shoreline. They offer direct beach access and uninterrupted views across the Arabian Gulf. This release brings together the Beach Collection and Coral Collection, presenting 2 distinct interpretations of contemporary coastal living, shaped by architecture, landscape, and the sea.
The villas are designed in collaboration with NAGA Architects, SAOTA, LW Design Group, and LOCI Architecture. They strike a balance between expansive interiors, ample natural light, and indoor-outdoor living. The villas also prioritise privacy and maintain a close connection to their individual shoreline settings.
The Beach Collection consists of 5 and 6-bedroom villas, each ranging from 7,500 to 8,500sqft. On the other hand, the Coral Collection offers 6 and 7-bedroom residences, with sizes ranging from 11,500 to 12,500sqft.

Palm Jebel Ali is making significant progress in its development, with the release of its first villas. A phased handover of these villas is scheduled to commence in late 2026 and continue through 2027. To date, Nakheel has awarded over US $3.54bn in construction and infrastructure contracts.
Villa construction is progressing across all 12 residential fronds. Substructure, superstructure, MEP, and infrastructure works are being carried out on 544 villas located on Fronds A–F. On the other hand, 728 villas on Fronds K–P have entered the internal and external finishing stages.
Palm Jebel Ali spans 7 islands and comprises 16 fronds, boasting 120km of coastline and over 90km of beachfront. Its design aims to establish a new global benchmark for island living while aligning with the Dubai Economic Agenda D33 and the Dubai 2040 Urban Master Plan.
The planned community infrastructure of Palm Jebel Ali includes a 9,000sqm retail center and a landmark Friday Mosque designed by Skidmore, Owings & Merrill (SOM) to accommodate up to 1,000 worshippers.
The release of these villas and the broader delivery program signify a significant milestone in Palm Jebel Ali’s transition from a master plan to a vibrant waterfront community, contributing to Dubai’s long-term growth.
