Fakhruddin Properties has announced the launch of its premier mixed-use development – Tréppan Vision – in Dubai being set up at an investment of US $191mn.

Located in Dubai Land Residence Complex, Tréppan Vision will comprise 463 units across 3 asset classes: 408 residential apartments, 48 office suites and 7 retail units. The residential mix will include 252 smart studios, 108 1-bedroom residences and 48 2-bedroom residences.

The project was unveiled at IPS 2026, a key event that places robotics, artificial intelligence, wellness and sustainability at the centre of everyday life.

Rather than limiting technology to smart-home controls inside individual residences, Tréppan Vision extends intelligence across the wider development through an integrated ecosystem of specialised robots and connected services designed to assist residents throughout their day, said the developer.

From reception and household assistance to security, cleaning, coffee preparation, healthcare support, and delivery, 8 specialised robotic services will perform distinct roles across the development, with dedicated robots operating on every floor, it stated.

The ambition is not to create a building filled with technology for technology’s sake, but to explore a new model of urban living in which technology works quietly in the background to give residents greater convenience, healthier environments and more time, it added.

On the launch, CEO and Managing Partner Yousuf Fakhruddin said, “The real future of real estate is not about how much technology we can put into a building. It is about how intelligently that technology can improve people’s lives.”

“With Tréppan Vision, we are creating an environment where robotics, AI, wellness and sustainability work together as one ecosystem. Technology should not replace the human experience — it should give people more freedom to enjoy it,” he added.
